We are located in the Train Station Shops in downtown Minocqua on the west side of Highway 51, at the north end of the downtown business district. From south take the downtown loop (on left) next to First Merit Bank. Turn right into the parking lot just before the stoplights.


A 50% deposit by credit card is required to reserve your vacation unit. We accept valid debit or credit cards: Visa, Mastercard and Discover. We do not accept American Express.

Payment in full is due 10 banking days prior to check-in. Final balance may be paid by debit or credit card, check or e-check.

If paying by paper check, please make sure to mail your payment so that it arrives at least 10 banking days prior to your arrival date. There is a $35.00 fee plus collection costs for any returned checks. Credit card number is held on file for security/damage deposit. No amount is charged unless there is damage or missing items noted after check-out.

Late Check-ins: Please call to make arrangements if you will be checking in after office hours. Units will not be opened until after the close of normal business hours. No refunds for weather conditions, late check-in or early departure.


There is a $50.00 administration fee for all cancelations. Cancelations made 30 days or less from check-in date will result in forfeiture of the entire deposit. The entire deposit, minus the $50.00 administration fee, will be refunded if the unit can be re-rented for the same number of nights. Unit changes made at your request are the same as a cancelation.


The total number of overnight guests cannot exceed the maximum allowed for the property. Non-compliance will result in eviction without rental refund. No person under the age of 21 may check-in without an adult staying in the unit.


You will need to bring your own bath and beach towels as well as personal toiletries. All units are stocked with bedding and normal kitchen necessities. Several rolls of toilet paper and paper towels are provided. You must purchase additional supplies if needed. UNITS WITH FIREPLACES AND FIRE PITS: DO NOT bring your own firewood. It is illegal to transport firewood from outside of 25 miles due to an invasive species quarantine. You will need to purchase firewood locally if there is none provided at the property.


Your vacation home is intended to be in the best condition possible upon your arrival. If you discover problems please notify our office immediately and we will make every effort to correct them as soon as possible. Check-out is not the time to let us know of any problems as we cannot correct them for you at that time. Accordingly, no adjustments in costs will be made at that time.

Employees of Northwoods Property Management and/or service repair persons may enter the premises at any reasonable time for the purpose of making repairs.

There is no housekeeping service during the week; you are responsible for daily housekeeping during your stay.


The number of vehicles allowed varies depending on unit. Please contact our office for more information. Some units require parking permits. Please be sure these are displayed in your vehicle and remember to leave them with your unit keys when you leave. There is a $25.00 charge if parking passes are not returned after departure.


There is a non-refundable fee for units that allow pets and arrangements must be made ahead of time. Pets must be crated when left unattended in the unit. We can provide you with names of reputable kennels in the area if you need to kennel your pet during your stay.


Not all units have land lines. Long distance and cell phone service depends on service provider and location.

356-2229. If you lock yourself out of your unit during our normal business hours we will be happy to let you in at no charge. There is a $25.00 charge for after hours lock outs.


We make every effort to ensure that the unit you have rented is ready when you arrive. However, we reserve the right to substitute comparable accommodations without liability in the event the unit is not available or damaged. We will attempt to notify you of any changes in advance if possible. You will not be charged extra for change of unit and you will be given the opportunity to cancel your reservation without penalty if the change is not suitable.


Place all keys (and parking permits if provided) on the kitchen table or counter.

Remove all food from refrigerator and freezer.

Clean and put away all dishes.

Leave beds unmade but do not strip the sheets and blankets. If a sofa sleeper has been used, leave it open so housekeeping staff knows to change the bedding.

Take all garbage and recyclables to the appropriate sites. There are instructions on how to handle the garbage at each rental property.

Close and lock all windows, turn off A/C if provided, make sure all appliances and lights are turned off. For winter rentals, turn heat down to 55 degrees.


Failure to follow the check-out procedures will result in a charge to your damage deposit. Additional fees will be charged if damage or missing items are noted, housekeeping staff must rearrange furniture, look for missing items in other units, extra cleaning is needed due to smoke odor or the garbage/recycling procedures are not followed.

We are not responsible for your personal belongings left in the unit. A minimum $25.00 shipping and handling fee will be charged for returning any item(s). Items will be kept for only 30 days and then donated.


You are renting a privately owned vacation property. Leave the furnishings as you found them as it has been decorated and equipped to the owner's standards. Please be considerate of the property and to the guests who will occupy the unit after you.

Be respectful to others around you and keep the Northwoods quiet, especially after 10:00 p.m.
